Serving Northwest Arkansas and Southwest Missouri

A buyer inspection provides a complete evaluation of the home before purchase. We carefully assess major systems and components, including:
Roofing
Structure and foundation
Electrcial systems
Plumbing
HVAC (Heating and cooling)
Interior, attic, and insulation
You'll receive a detailed, easy-to-read report that highlights safety concerns, defects, and maintenance items - helping you move forward with confidence.

A pre-listing inspection allows sellers to identify and address issues before putting the home on the market. This helps:
Prevent surprises during the buyer's inspection
Speed up the sales process
Build buyer confidence
Support a smoother transaction
Knowing your home's condition upfront puts you in control of the sale.

Regular maintenance inspections help homeowners protect their investment and catch small issues before they become expensive repairs. These inspections are ideal for:
Annual or seasonal home checkups
New homeowners learning about their property
Identifying wear, aging systems, or potential problem areas
Planning future repairs and maintenance
We provide practical recommendations to help keep your home safe, efficient, and well-maintained.

Because here, you’re not just another appointment — you’re a neighbor.
Luminate Home Inspections was built on a foundation of hard work, service, and a commitment to taking care of people.
I’m a Texas native, a father of three, and someone who has always enjoyed working with my hands. From an early age, I developed a passion for fixing things — whether it was working on cars, repairing home systems, or figuring out how things work and how to make them better.
That passion led me into a career in electrical and mechanical work, including time spent in Iraq maintaining and repairing electrical systems. That experience strengthened my attention to detail, problem-solving skills, and dedication to doing the job right the first time.
Over the years, my work expanded into residential repairs and home systems, and I realized something important — homeowners and buyers don’t just need someone to look at a house. They need someone they can trust to give them honest information and real-world insight.
That’s why I started Luminate Home Inspections — to help families make confident decisions about their homes with clear, thorough, and honest inspections.
When I’m not inspecting homes, you’ll find me spending time with my family, working on vehicles or home projects, or enjoying the outdoors here in the beautiful Ozarks. Our household also includes three Chihuahuas and a Shepherd mix who’s convinced she’s one of them.
Luminate Home Inspections isn’t just a business — it’s a way to serve our community, build lasting relationships, and help our neighbors protect one of their biggest investments.
Because to me, every inspection is about more than a house — it’s about the people who call it home.
